Renovating your existing structure or building a new one can be a time full of stress and uncertainty. It is our goal here at H3 Workshop to walk the client through the design and construction process with minimal stress and anxiety. Any maybe we will even have some fun.
The process has many steps but here are some of the important milestones:
SITE SURVEY
Once proposal is approved, we will visit project location to document your existing site conditions. Detailed measurements will be taken using laser tape measures and digital photographs.
SCHEMATIC DESIGN
This phase begins with an initial meeting where we discuss the design goals of your project. Your expectations and design goals for the project will result in a collection of parameters we call the “scope of work”.
At the conclusion of this meeting we will analyze the project site including zoning, topography, subsurface septic, sewer and utilities, geological issues, sun exposure, panoramic views, and privacy concerns.
Using the information gathered for the scope of work, we begin to transform all the criteria into design concepts. We then illustrate these ideas with graphics such as a site and floor plans. We will focus on the essential elements of orientation, views, spatial relationships, circulation, flow, size and volumes of the spaces.
Once this is complete, we submit via email and hard copy, our first design submission. Typically entailing three design options that focus on the two primary drivers of the drivers: square footage and budgetary cost. This phase ends with you, the Client, choosing the final design layout from the three given options. Any revision after this meeting are coordinated and submitted via email.
DESIGN DEVELOPMENT
Once the schematic design phase is complete, we continue to develop the concept, while incorporating structural components into the project. We work with you to select exterior and interior materials, windows, and other major components of the project. We utilize rendered perspective views to ensure your design meets your expectations before any blueprints are started.
Once this is complete we submit via email and hard copy, large format drawings for our design development submission. These drawings include site plan, window and door schedules, construction and ceiling plans, exterior elevations and exterior and interior perspectives.
Once documents are received we meet in person to discuss the design, with a maximum of three in-person meetings. This phase ends with an approved final design ready for production of construction documents.
CONSTRUCTION DOCUMENTS
This phase is a detailed graphic representation of the characteristics and scope of the project which is produced for the construction process, as well as for the approval of the local building officials. We will provide an orderly sequence of referenced detailed and precise drawings and specifications. Expediting services include preparation and submission of the required forms and drawings, meetings with the plans examiner and final closeout paperwork for permit application.
CONSTRUCTION ADMINISTRATION
In this final phase we provide administration services for the duration of the construction process. The services provided are as follows:

Lead a weekly project meeting and review the progress of construction.

Confirm that the contractor is executing the project as per the design and specifications.

We are available to resolve unexpected issues and unforeseen conditions, so construction progress is not delayed.

We review the contractor’s payment request per the payment schedule and the status of the work

We assist with preparing and confirming the completion of the punchlist and that the Certificate of Occupancy is issued.
